-- What a year so far! Year-over-year price comparisons show the average
price of homes are up 12% compared to last year. While many had forecasted
the double-digit gain in price to result in a stalled home market, it just
hasn't been the case. In fact, the number of home sales has broken into
new territory with this year yeilding the highest number of home sales in 9 years.
While Both property prices and interest rates are up slightly this year, both remain low from a historical perspective.
Our property table summary below shows the distribution of the home inventory across the primary
areas of our local geographic markets. The number of homes for sale bottomed-out in December
2012 and has been on the rise since that time. The chart to the right
shows the trend and the current inventory. Risng inventory is welcome news for
buyers who crave more choices and an opportunity for deeper negotiations in a
more ballanced market.

If you find that perfect home - go for it. Don't count on it being available later. Our area is enjoying very brisk sales. Remember that there are likely to be other bargain shoppers looking at the same property you are for all the same reasons.
Although inventory is impoving, the numbers of qwell-priced homes for sale remains low compared
to the number of buyers.
Looking for a Short Sale, Foreclosure, or REO Property?
The number of financially distressed property sales are about half of what they were last year, and continue to decline as market prices rebound and home values return. Bargains can can be found in distressed property, but there are perils involved and experience is required. For example, all banks and lending institutions require "as Is" contracts which take away specific buyer friendlyclauses. Also, as banks and other lending institutions have become inundated with short sale requests, the time it takes for bank review and acceptance of buyer offers has become longer and longer. Many banks now take 120 days and even 180 days to accept, respond, and close the deal. That means a long time in "limbo" for buyers who seek financially distressedproperty. A "normal" deal between buyer and seller with no
bank or lender involved can be completed in 30 days. Professional help
